Residential remains the dominant asset class with rising demand from both local and foreign buyers, particularly in coastal and suburban areas. Land transactions and certain districts such as Larnaca and Paphos have shown strong recent growth. Commercial segments show more volatility with office and retail influenced by changing work patterns and ecommerce. Market dynamics are shaped by construction costs, interest rates and regulatory changes, including VAT amendments and forthcoming EU sustainability requirements.

Applicants must evidence the qualifying investment, proof that at least part of the purchase funds were transferred from abroad into a Cypriot bank account, an annual foreign income threshold (typically €50,000 with increases for dependants), clean criminal records and health insurance. For property investments, a minimum payment before application is required (for example evidence of payment of at least €200,000 plus VAT in some categories).

Permit holders are required to visit Cyprus at least once every two years. Failure to comply with this obligation may affect the validity of the residency permit.

Residency can be a pathway to naturalisation subject to the relevant legal criteria, continuous residence requirements and other conditions such as language proficiency in some fasttrack naturalisation schemes. Investmentbased citizenship programmes have been revised; longterm legal routes remain available for qualifying applicants.
